Smart Food @ Mandai is developed by Smartisan Realty Pte Ltd (UEN 202242934N). The company conceived Smartfood Mandai as a purpose-built, freehold home for Singapore’s food manufacturers — a response to rising industrial space prices and the shrinking availability of food-grade production space across the island. Rather than a generic factory shell, the brief was a building shaped end to end around food production: drive-up ramped access, cold-room readiness, separated raw-and-cooked flows and unit concepts that let businesses scale in place.
The thinking behind the project
The development sits beside JTC’s Sungei Kadut Eco-District, an area being positioned for food and manufacturing innovation in line with Singapore’s 30-by-30 goal to strengthen local food resilience. By combining a freehold tenure with this location and a food-first design, Smartisan Realty set out to give owner-occupiers and investors a long-term asset rather than a depreciating leasehold — an uncommon proposition in the industrial segment. The result is the ten-storey Smart Food at Mandai, with 84 production units, an ancillary canteen and roughly 157,319 square feet of gross floor area.
