Five Takeaways on Industrial Deals

Refrigerated production is one of the hardest things to retrofit into a generic industrial unit — which is why cold-room readiness is worth paying attention to.

Knight Frank Singapore's third-quarter review of Singapore's property investment market gives industrial buyers five numbers worth tracking, from the quarter's headline total down to the specific land deals that moved it.

Five Takeaways on the Market for Smart Food @ Mandai Buyers

1. $10.7 billion. That is the total transacted in the third quarter of 2026, down from $16.2 billion in the first quarter and $15.5 billion in the second, as the market settled into a steadier pace after a busier first half.

2. $42.4 billion. The cumulative figure for 2026 up to the report, already ahead of the $40.7 billion recorded across the whole of 2025, with a quarter still left to run and the gap between the two already standing at close to $1.7 billion.

3. $50 billion. The full-year figure Knight Frank's interim head of capital markets, Melvin Chay, expects the market to reach, which would be a new all-time high for Singapore's investment sales and would mean roughly $7.6 billion more changing hands before December is out.

4. $2 billion. The industrial segment's total for the third quarter, more than double the prior quarter, driven by JTC awarding three Business 2 sites at Jalan Buroh ($214.4 million), Kaki Bukit ($52.8 million) and 5 Tuas Avenue ($43.4 million), plus two worker-dormitory sites at Kranji Close ($343 million) and Lok Yang Way ($221.7 million), a combined close to $875 million across the five awards.

5. One rate risk. Chay flags that possible interest rate rises could push some sellers to close deals before the year is out, a timing factor worth watching for any buyer close to a decision on a factory unit of their own, and one that cuts across every segment of the market rather than industrial alone.

Bonus takeaway: tenure is a separate question from deal volume. The quarter's $2 billion in industrial deals spanned JTC-leased sites of varying terms, a reminder that a strong deal quarter does not say anything on its own about whether a freehold unit, such as those at Smart Food @ Mandai, carries a different long-term holding profile from a leased one.

Bonus takeaway: location matters within the industrial map. None of the third quarter's five JTC awards sat in the Mandai area itself, but the broader pattern they describe, of strong and broad-based institutional interest in industrial land across the island, is still a useful backdrop for a buyer looking specifically at a food-factory unit in Mandai.
