Kallang Distripark: Four Myths Checked

Refrigerated production is one of the hardest things to retrofit into a generic industrial unit — which is why cold-room readiness is worth paying attention to.

Published

EdgeProp reported on 17 October 2026 that Bukit Sembawang Estates proposes to buy a 5.1-hectare portion of the 13-hectare Kallang Distripark, based on a bourse filing on 16 October 2026. Industrial land that changes use invites quick conclusions, so four common readings of the proposal are checked below against the facts in EdgeProp's report. A conditional agreement is not a completed sale, and a rezoning proposal is not an approved plan, so each reading is tested against what the report actually says.

Myth 1 for Smart Food @ Mandai Followers: The Whole Site Was Sold

Fact: the proposal covers a 5.1-hectare portion of the 13-hectare site, or about 39% of its area. It takes the form of a conditional put-and-call agreement, and the seller is Tropical Warehousing Co, owned by members of the Lee group of companies. The land is bounded by the Kallang River and Pelton Canal, covers roughly 51,000 sq m, and sits in city-fringe Kallang about 5 km from the city centre, near Geylang Bahru and Kallang MRT stations and major expressways.

Myth 2 Around Smart Food @ Mandai: The Deal Is Final

Fact: EdgeProp listed two conditions. One is shareholder approval at an extraordinary general meeting, where Lee-group entities and one director abstain. The other is in-principle approval from the Singapore Land Authority, because a fresh 99-year lease would require surrender of the existing head lease. A 24,905 sq m plot within the land has about 41 years left on a 99-year lease that expires in 2067. Until both conditions are met, the arrangement remains a proposal.

Myth 3 and Smart Food @ Mandai: Only Buildings Would Follow

Fact: EdgeProp reported that the developer must design, build, complete and maintain a 2-hectare public park, a 15-metre-wide waterfront promenade and new roads, and must demolish certain warehouses and buildings. The plan is for leasehold apartments with commercial space on the first storey. Permissible gross floor area is about 74,707 sq m at a gross plot ratio of 3.0, subject to approvals, and analysts cited by EdgeProp in August estimated 600 to 800 apartment units.

Myth 4 With Smart Food @ Mandai in View: This Is a One-Off Plot

Fact: EdgeProp reported that in August 2026 URA proposed amending the Master Plan to convert the entire privately owned Kallang Distripark site. The amendment would yield an estimated 2,250 to 2,550 apartment units in total across three plots, with a 1.8-hectare reserve site, a 2-hectare neighbourhood park and added roads. The other two plots are largely freehold. Bukit Sembawang said the proposed deal diversifies its portfolio. At the time of the report the Master Plan change was a URA proposal, not a gazetted amendment.
