Three Design Ideas Inside Smart Food

Refrigerated production is one of the hardest things to retrofit into a generic industrial unit — which is why cold-room readiness is worth paying attention to.

Smart Food @ Mandai is a freehold, fully ramped-up B2 food factory at 10 Mandai Estate. Across ten storeys it holds 84 production units and an ancillary canteen, with a gross floor area of roughly 157,319 square feet. Its design rests on three ideas, each aimed at a different kind of food business.

Cold storage at Smart Food @ Mandai

The units are designed for customisable cold-room installation, so a business that handles chilled or frozen goods can build refrigeration to its own specification. The architecture supports refrigeration chambers with shelving for fresh produce, and a mezzanine can be used as a staff relaxation zone or for other ancillary uses, subject to authority approval. The idea is that cold-chain capability is part of the unit from the start rather than an afterthought.

Dual-key units at Smart Food @ Mandai

The dual-key provision lets an operator use the whole unit or split it for a co-sharing arrangement. That is a practical way to offset occupancy cost, run two operations side by side or sub-let part of the space as the business changes. Adjoining units can also be combined into a larger production floor, so one building can host a lean start-up kitchen and a full manufacturing line.

Multi-brand and segregated production at Smart Food @ Mandai

Many food companies now run several brands under one roof. The layouts support multi-brand kitchens and the clean separation of production lines, for example halal and non-halal flows, backed by separate lifts for raw and cooked food. For central kitchens, cloud-kitchen operators and contract manufacturers, that segregation is what makes shared infrastructure workable.

How Smart Food @ Mandai supports them

Vehicles climb an internal ramp to reach units on levels two to ten, and common lorry parking serves designated level-one units. Two passenger and fireman lifts and two service lifts handle vertical movement, and two loading bays sit at the first storey. Rigid vehicles of up to 7.5 metres are served. Communal greenery sits at levels two, five and ten, ending in a landscaped garden summit on the top floor, where the Eden Green units enjoy the tallest ceilings in the building alongside the rooftop space. The garden gives staff a break from the production floor, which is a small feature that matters over a long working week.

The project details page walks through the structure in full, and the engineering numbers are on the specifications page. The building is beside JTC's Sungei Kadut Eco-District, with the expressway network and the Woodlands Checkpoint within about 7 to 15 minutes by road. Enquiries are welcome through the contact page.

The building is beside JTC's Sungei Kadut Eco-District, and the future Sungei Kadut MRT interchange is expected in the mid-2030s, with Kranji MRT already serving staff. Whether an idea is useful depends on the business. A cold-room operator will care about the first, a growing start-up about the second and a contract kitchen about the third, which is why the three are presented as separate concepts and not as a single package.
