For an investor, the Binjai Park offer matters less as a single unit than for what it reveals about supply, tenure and income. EdgeProp reported on 13 October 2026 that a strata-titled commercial unit in the Binjai Park shophouse row in Bukit Timah is offered by expression of interest, closing at 3 pm on 2 November 2026; Stacked Homes, which covered the listing on 14 October 2026, gives the same closing date. The unit measures about 1,388 sq ft and comes with its existing tenancy.
Three points from the two reports stand out.
- Tenure is the differentiator. The unit is on a 999-year leasehold, while most other commercial units in the area hold shorter leases, according to the marketing agent quoted by Stacked Homes. The row lies within walking distance of King Albert Park station on the Downtown Line, which becomes an interchange once Cross Island Line Phase 2 opens in 2032, as Stacked Homes noted.
- Supply is thin and closely held. About 16 shop units sit in the row, the marketing agent told both outlets, and commercial ownership in the estate stays tightly held. The nearest reference point is a smaller unit of about 1,335 sq ft on the same stretch that was sold in November 2024.
- Income has held while buying slowed. Stacked Homes reported that shophouse buying activity eased during 2026 as a harsh macroeconomic environment made investors and family offices more cautious, but rents were broadly unchanged in 3Q2026 against a year earlier, and food and beverage openings are growing alongside tourism. Some trades go unrecorded because no caveat is lodged.
Verdict: The offer brings together three features investors seldom find in one small asset: a very long lease, an occupier in place and a row where sellers are scarce. The marketing agent expects investors, family offices and owner-occupiers such as boutique, wellness or education operators to take part. A data analyst quoted by both outlets expects shophouse valuations to remain well supported over the long term because supply is limited, and EdgeProp added favourable interest rates and foreign-ownership curbs elsewhere in the market as supporting factors. The result after bids close on 2 November 2026 will show how those views carry into the market.
